Terms of Use

These Terms of Use (the “Terms”) govern your access to and use of the AI-EPC platform, including the website at ai-epc.co.uk, any associated subdomains, mobile applications, dashboards and APIs (together, the “Service”).

The Service is operated by E8 Portal Limited trading as AI-EPC, a company incorporated in England and Wales (registered address: Prama House, 267 Banbury Road, Summertown, Oxford, OX2 7HT) (“AI-EPC”, “we”, “us” or “our”). By using the Service you agree to be bound by these Terms. If you do not agree, please do not use the Service.

You must be at least 18 years old and able to enter into a legally binding contract under the laws of England & Wales. If you use the Service on behalf of an organisation, you confirm that you have authority to bind that organisation to these Terms.

The Service is designed for UK Domestic Energy Assessors (DEAs), retrofit professionals, landlords, estate agents, letting agents, property managers and portfolio owners. Some features require professional verification before they become available.

You agree not to:

• Use the Service for any unlawful, fraudulent or deceptive purpose;
• Misrepresent your professional credentials, accreditation status or identity;
• Upload property, EPC or personal data that you do not have the right to share;
• Interfere with, scrape, overload or attempt to gain unauthorised access to any part of the Service or its underlying infrastructure;
• Use AI-generated outputs to misrepresent that an official EPC has been produced or lodged;
• Resell, sublicense or otherwise commercially exploit the Service except as expressly permitted by your subscription;
• Reverse-engineer, copy or create derivative works of the Service or any part of it.

Some features of the Service are made available on a paid subscription basis. Current pricing is shown at /pricing. Subscriptions renew automatically unless cancelled in line with the cancellation terms displayed at checkout.

Payments are processed by our payment provider, Stripe. By providing payment details you authorise us (via Stripe) to charge the applicable fees, taxes and any subscription renewals to your chosen payment method.

We may change pricing from time to time. Where a change affects a recurring subscription, we will give you reasonable advance notice and the new price will take effect at your next renewal.

You retain all rights in the property data, EPC information, documents and other content you upload to the Service (“Your Content”). You grant us a worldwide, non-exclusive, royalty-free licence to host, process and display Your Content solely so we can operate and improve the Service and provide it to you.

We may use de-identified, aggregated data derived from use of the Service to operate, secure, improve and benchmark the Service. Personal data is handled in accordance with our Privacy Policy.

The Service, including its software, design, AI models, documentation, trademarks and content (other than Your Content), is owned by or licensed to AI-EPC and is protected by intellectual property laws. Nothing in these Terms transfers any ownership rights in the Service to you.

We grant you a limited, revocable, non-exclusive, non-transferable licence to access and use the Service in accordance with these Terms and your applicable subscription.

You acknowledge that AI-generated outputs can contain errors, omissions or outdated information. Where you are a regulated professional (for example a Domestic Energy Assessor), you remain solely responsible for the quality and accuracy of any EPC, report or professional advice you produce, regardless of whether you used AI-EPC to assist your work.

We aim to keep the Service available 24/7 but we do not guarantee uninterrupted access. The Service may be unavailable from time to time due to maintenance, upgrades, third-party outages or events outside our reasonable control.

To the maximum extent permitted by law, the Service is provided “as is” and “as available”. We make no warranties or representations, express or implied, regarding the Service, including any warranty of merchantability, fitness for a particular purpose, non-infringement, or that AI outputs will be accurate, complete or suitable for any particular use.

Nothing in these Terms limits or excludes our liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be limited or excluded under English law.

Subject to the above, to the maximum extent permitted by law:

• We will not be liable for any indirect, special, incidental or consequential loss, or for loss of profits, revenue, goodwill, business opportunity or anticipated savings;
• Our total aggregate liability arising out of or relating to these Terms or the Service in any 12-month period will not exceed the greater of (a) the fees paid by you to us during that 12-month period, and (b) £100.

You agree to indemnify AI-EPC against any claims, losses, damages and reasonable costs arising out of (a) your breach of these Terms, (b) Your Content, or (c) your misuse of the Service or AI outputs.

We may modify or discontinue parts of the Service at any time. We may also update these Terms from time to time. Where changes are material, we will give you reasonable notice (for example by email or by an in-product notice). Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.

These Terms and any dispute or claim arising out of or in connection with them are governed by the laws of England and Wales. You and we agree to submit to the exclusive jurisdiction of the courts of England and Wales.
